Adelaide is further from the eastern capitals than most people realise. This estimator uses real distances and honest cost drivers to give you a sense of the budget before you commit.
Adelaide's limestone belt has specific moving challenges
Right-of-way laneways
Many inner-ring properties in Norwood, Kensington, Unley and Hyde Park were built with a right-of-way laneway along the rear or side boundary. These lanes are often the only way to move large items without carrying them through the house, but they are typically 2-3 metres wide and shared, so truck access depends on the lane's current condition and any parked cars.
The 90cm side passage
Victorian-era Adelaide terraces and limestone cottages were built with side passages exactly wide enough for a loaded barrow. A standard sofa, wardrobe or fridge cannot pass through a 90cm gap, so large items must either go through the laneway, through the front door and hallway, or be disassembled. We assess this at the quote stage.
Heritage overlay permits
Properties in heritage overlay areas require council approval for skip bins placed on the road verge, and sometimes for scaffolding or crane lifts over heritage facades. The City of Norwood Payneham and St Peters and the City of Unley both administer heritage overlay requirements. We advise on these at the quote stage.
Glenelg tramway access
Jetty Road in Glenelg carries the Glenelg tram line. Oversized vehicles and loading operations near the tram corridor require coordination with the operator. For properties fronting Jetty Road or within the protected tram zone, we confirm access requirements and any permit needs before move day.
